abstract = "Project success factors are critical elements considered as major determinants of the project's outcome. The iron triangle of cost, quality and time has long been the measuring instrument used in the execution of capital development. This concept has being challenged in recent times. In reality, the role of the capital asset in the execution of the core functions of the organization should influence the project success factors. The single case study method of qualitative research and the Delphi technique were used to collect data from a pilot higher education institution and the result was compared with the opinions of facilities managers from four other institutions. The findings reveal that facilities managers in higher education institutions expanded project success factors beyond the iron triangle. This is because capital assets are essential in the development of suitable academic environments for teaching, learning and research in order to achieve the objectives of the institutions.",
